A student housing community is being built in Peosta – and the project is being led by a Manchester developer.
Wes Schulte is constructing an apartment complex called College Suites – just steps away from the NICC campus. Schulte says Peosta has some smaller apartments, but not enough to fill demand. With most students commuting to the community college, this will offer a unique experience.
The College Suites will be one building – four and a half stories tall – with 82 units, ranging from one bedroom to four bedroom apartments. It will also include group study rooms, a fitness center, an outdoor patio and interior courtyard, and a social lounge and recreation center with ping pong, foosball, shuffleboard and TVs. There will also be on-site parking, secured entrances, 24-hour surveillance and onsite management and staff. The monthly rent will include basic furnishings and all utilities under one fixed rate. And it all sits right next to Northeast Iowa Community College.
Schulte, a West Delaware grad, has worked on various projects in Manchester. A couple years ago, he opened the West Brook Apartments on the west end of town (aimed at professionals and residents downsizing). And he’s getting the ground ready for new Meadow Brook Trail Development subdivision on the east end of town, with the focus there mainly on single family homes. This project is Peosta has been in the works for a couple of years – and he says it just felt like a good fit.
Groundbreaking on the new College Suites took place Tuesday. The project will be about a 16-month build, with a completion date of July 2022 – so students will be able to move in just in time for that August school year. And there’s been a lot of interest so far, with a waiting list already started.
